What we do in James Island
Crawlspace Cleanouts
Flood-prone lots leave silt, soaked batts, and debris under the floor. We clear the space so the real condition of the framing is visible.
Learn moreVapor Barrier Installation
Marsh-edge soil stays saturated. A sealed barrier laid tight to the piers and walls stops that ground moisture from rising into the house.
Learn moreCrawlspace Encapsulation
For homes that stay wet after drainage and a barrier, a sealed and conditioned space is the durable answer. We recommend it on readings, not on hunches.
Learn moreInsulation Removal
Wet batts on James Island fall in sheets. We remove them, inspect the subfloor for staining and fungal growth, and photograph everything before replacement.
Learn moreCrawl Space Dehumidifiers
When groundwater keeps humidity high year round, a properly sized unit with real condensate drainage holds the space steady.
Learn moreCL-100 Repairs
Low-lying island homes flag moisture findings often. We perform the CL-100 moisture corrections and document them for the re-inspection.

Why James Island crawlspaces hold water
Elevation here is measured in inches. Much of the island sits only a few feet above the marsh, so after a heavy rain or a king tide the water table can rise into the crawlspace itself. We see standing water under James Island homes more often than almost anywhere else we work.
Most of the housing stock is single story on low crawlspaces, built from the 1950s through the 1980s. Clearance is tight, original ground cover is thin or gone, and foundation vents sit close to grade where they let in as much wet air as they let out.
Fixing this is about water first and air second. Correct where water enters, seal the soil, then decide whether the space still needs mechanical drying. Doing it in that order keeps the cost honest.

Frequently Asked Questions
Not by itself. A barrier stops soil vapor, not running water. We find where water enters, correct grading or drainage, and add a sump where the site calls for it. Then the barrier keeps the dried space dry.
Some do, many do not. Encapsulation makes sense when readings stay high after drainage and a sealed barrier. If your crawlspace settles down without it, we will tell you that and leave it alone.
We work the island regularly and can usually schedule an inspection within the same week. Call and tell us whether you are dealing with a closing deadline, standing water, or an odor problem, and we will prioritize accordingly.
